The plot of at 2bis Rue de l’Ourcq is situated between the Canal de l'Ourcq, which connects Paris to Saint Denis and attracts many strollers, and the historic Petite Ceinture railway line built during the Second Empire. 
The land is part of "Ourcq-Jaurès", a sector whose renovation is currently being completed. Mixed development programmes and public facilities have been developed over the last ten years, making the district very attractive.
The proposed plot of land measures more than 1,300 m² and is very original, being situated behind the Petite Ceinture (RFF), accessed via a vaulted passage under the railway line, which has been declassified and is no longer public rail property.
